A per-sft price tells you little. These are the lines to look for before you sign.

A per-sft figure is useful for a first idea of budget, but it doesn't tell you what you are buying. A good quotation lists each item with its material, finish and size, so you can compare like with like.
Look for what is left out. Termite treatment, waterproofing, electrical board upgrades and moving AC units are often excluded, and each can add real cost later.
Ask how changes are handled. Changes are normal, so each one should show its cost and the days it adds before you agree.
Ask how often someone supervises the site, how payments follow the stages of work and how defects are handled after handover. Clear answers now prevent arguments later.
